Note: A 6% commission fee to a listing agent isn’t usually just 6%. It’s only 6% if your property is fully paid off. If you’re still paying your mortgage, you end up paying a higher percentage against your equity — sometimes, upwards of 20%. Chicago flat-fee listing services or FSBO?
Flat-fee brokerages in Chicago will list your home on MLS and leave you to your own devices. Signage, photography, staging, and pricing are all left to you. This doesn’t put you in the best position to make a profit.

No, there’s no need to lock in your service level at the jump. All of our engagements start at the Self-Guided level, and you have the flexibility to scale up at any time if you’d like more support.
We maintain your listing for up to 12 months after you sign up, or until your home sells — whichever comes first.
That part is easy. Reach out to your Hiyalita agent and they’ll make that change for you. Payment for the upgrade isn’t required until your home sells.
Our secret to cost reduction is that we never inflated the price to begin with. Brokerages charge a percent of your home value — plus random add-on fees — and chalk their pricing structure up to vague expenses like “marketing.” We cut out the confusion and show you everything that’s included in each plan, so you can choose the level of support you need and save thousands of dollars.

At our Full-Support plan, we help with every step of the transaction except for showings. Why? Because you don’t need us there for them. Buyers want to walk through your home freely with their agent so they can speak openly and envision themselves as owners. (Don’t worry — if the buyer doesn’t have agent representation, we’ll send an agent to attend the showing so that your home is supervised.)
This isn’t much different than the experience you’d get working with a traditional brokerage. Most traditional brokers use lockboxes to enable showings without having a listing agent present (they just don’t tell you upfront). The difference with Hiyalita is that we’re upfront about it and we pass the savings on to you.
